How is Mangere Bridge area around Mangere Bridge School to live in or invest?

Thinking of buying a 2 bedroom which is currently rented for $385 near the Mangere Bridge School. Opinions please. Might move in to live bit later, single with no kids, have a large property in Dannemora which is becoming a pain to maintain and service the mortgage, planning to rent it out but can't use the equity for another Mortgage for some personal reasons. Looking to buy a 2-3 bedroom for up to $400K. Don't mind the area but shouldn't be too far away from city as I work there. Any advise welcome. Thanks

I know Mangere Bridge is meant to be a great area (I think Decile 10 schools too) but I would never bother to live or invest there.

If it's meant to be a great area then why not?

Because you have to look at the surrounding of an area. I invested in Addison a while back (in Takanini) which was a great subdivision. However, it was surrounded by dump and the house was broken into 3 times within the same year. Luckily, I bought it at the very start of the boom and sold it after so I made capital gains but I would not have recommended someone to live there unless if they are OK with break-ins and dealing with the hooligans of the surrounding areas.

Thanks. What are your views on this Project or Springpark in Mt Wellington?

Mt Wellington is really picking up (has already, to be honest). I haven't invested much time reading on Springpark but I *think* it is purely only apartments and unit titles - that is, there are no standalone houses in that development.

Mt Wellington is not really surrounded by HNZ infested areas... well except towards the east end near Panmure, aka Point England/Glen Innes.

Where as Mangere Bridge is right next to a HNZ infested area aka Mangere...

Hi Gary, I saw once you had a map for the HNZ homes in New Lynn, do you have on for the Henderson area?

Some now see Mangere Bridge as the new Ponsonby

                      Lotsa comment on article here:

"Some now see Mangere Bridge as the new Ponsonby." House prices in some Auckland suburbs are twice what they were just three years ago as the city...

                      Cheers
