Yeah I tend to read and discard those economists articles. They are wrong so much of the time.

Ultimately rent increases are limited by the ability of the tenant to pay.
You are also limited by what the competition is doing.
If property owners were able to act on concert (like a cartel) then they could push up rents and the tenants either starve or live in the street but that just isn't going to happen (and a good thing too!).

You may want more income but you aren't necessarily going to get it.
