Well 521sq of land, floor area 69m2, you can easily spend and extend to 4 to 5 bedrooms if you move the exterior wall.
Lots of options, but at the end of the day, it's the land that is valuable.
Or you can buy the next door HNZ later, and subdivide both lots into 4 sections.
For the New Windor property at 2 Exler Place, have you actually seen the place? 4 bedrooms, 2 bathrooms, 3 bedrooms very very large by todays standards, and well looked after gardens etc.
$755k for 4 beddy 2 bathroom 2 storey house in mint condition in that area is not expensive. PS: New homes in the area sell for 900k+ now.
