    Property investment in Ranui

Hi I am looking to buy a property investment in Ranui? Does anyone here invest
in Ranui and knows if this is a good area to invest? I assume the area is like
any other place with good and bad streets, any tips for the best parts to invest
    in.
    Many Thanks

Ranui is a low socioeconomic area of West AKL, There are good parts and bad parts.

Im not an expert in this area but could recommend to you the following:

    1. Talk to a Ranui based property manager re good and bad streets and tenant demand.
(from memory central Ranui near transport is better then some of the other areas - talk to PM)

    2. Only buy there when the deal is very good with reasonable yield of minimum 8.5%-9% plus.
    3. Buy at discount or property that you can add value to.
    4. Make sure you check the Neighbors for the property you buy - preferably owner occupied neighbors and not Mongrel mob or Housing NZ.

Start with Talking to Local Property manager and then start looki8ng at the right locations.

I would personal rather buy in better parts of South AKL then Ranui, but each to their own.

      Better in neighbouring Swanson.
However go with Ranui if you like headaches.

to a local property manager sounds like a good idea - based on the comment above, why not try to talk to locals in both ranui and swanson

I would say it is NOT a good place to invest. If I ponder my perfect tenant, that person would not choose to live there. Reason enough.

No offence to anyone living in Ranui, but it's the definition of "westie". Uniform includes black jumper with holes for one's thumbs.
