Rates shouldn't double. Rates are whatever the council says they are for the titled property, regardless of how many buildings there are on it.

34-12.5/450 = 4.7%

Not a good number unless there is upside in the property.

If you are just looking for long term hold at that rate then I would suggest retail in Newmarket with an international tenant on a long lease.
