Do you use a rental Sign ?

Do you place a "For Rent" sign on your rental properties front fence ?

Hesistant with the sign with tenants telling their freinds or family a place in the block is vaccant.

Do not want history to repeat itself when I had sisters living in seperate townhouses in the block years ago and they ended up living on each other's "Doorsteps" - had a fight in the end from "To much of a good thing" and one moved out.

Plus present tenants can start comparing rents, their rent maybe on a fixed term tenancy and rents may have come back a little since their fixed term tenancy began, or they want to move in or want a fixture their unit does not have etc.

Find if any potential conflict of interest can be removed - business is smooth.

Have tenants who have a garden and lawn care businesss - be easy to let them do the gardens and lawns - but easiest not always best

Another members rental sign in here brings an average of 50% of their potential tenant traffic. Stats like that a sign is worth reconsideration.

What are the Pros and Con's of having a For Rent sign on the front fence of a block of townhouses ?

I have heard from other people of squatters turning up when they see a for rent sign, because they know the house is empty. Have not tried it myself.

I have used signs quite effectively when renting out our apartments. They are near the university which has a high foot traffic. We do now have two families living opposite each other which has turned out very well, however the first were very good tenants therefore we were only happy to have the family associated to them. I did find that my most successful advertising was through trade me.

      In my opinion:

      Cons
      - The large amount of texts that I received, the only people I signed up were people that took the time to actually call as the apartments were of a higher standard and therefore we were charging a higher rent.
-The number of people that would just drive down the drive way and look in the windows of the apartments which is a bit of an invasion of privacy for the other tenants.
      - The number of property managers that phone up and ask if we would like them to look after the property.

      Pros:
      - Cheap form of advertising.
      - Gain tenants who would like to live in that particular area and are driving around looking at places.

          Mals69,

I have not used signs before. All my tenancies, bar one periodic, expires in the summer when demand is high.

Trademe works so I didn't look to get signs made. I usually find tenants before existing tenants more out so squatting isn't really an immediate worry for me.

Using signs possibly matters more depending on the area your rental is in.
          • Who are the likely tenants
          • How would they normally search for property.

          All the best,

          Niall

Tut tut. You may get threatened with the couch if these "other half" comments keep coming.

              All the best,

Signs work very well in the central city, Christchurch. I get as many responses as I do on TradeMe. These are in gated complexes so people are unable to peek through the windows.

                    I use TM and signage.

Several of my properties are on very close to town, on bus routes, and even at bus-stops, so advertising on the fence works great!!

I advertised a 2 beddy the middle of last week (as soon as the existing tenant gave 3 weeks(...now 4 weeks) notice), and have taken the sign down this arvo(4 days on the fence) since the new tenant has already transferred all rent and bond money into my account, ready for them to move in a few weeks time.(...waits for keys to point out my errors )

Of course, you signed them up to a TA?

                      Not a problem with that.

                      You didn't? ................
