  • Possible subdivision question

    Hey Guys, I haven't posted in a while but here's a question for you.

    I am currently looking into a property that has subdivision potential. I am just wondering what is the best practice for determining whether the property can actually be subdivided and another house built on the subdivided section?

    Call a local surveyor and ask re: subdivision.

    Call the local council and ask re: building.

    In my experience both are happy to help (even surveyors providing a quick 5 minute free consultation either over the phone or face to face).

      I've not got anything that may help you about subdividing (sorry) but just wanted to say - ''welcome back stranger!'' (I thought you may have got kidnapped in one of those 'dodgie suburbs' )

        I second Pitt St.

        I have done this a couple of times (neither of which I proceeded with).

        Get familiar with the district plan subdivision and building regulations.

          I agree with Pitt St both are very happy to provide info.
          Be prepared for big shock on council fees and charges.

            Yeah, Lower Hutt is about $30k to complete a subdivision. Average build in Wellington region is $220k. Best choose your suburb carefully if you want to make money.

              Council Fees

              You won't get much change out of $50K in Kapiti for a survey & Council fees.

              To subd in Porirua City, the costs may be less but also so are the sell prices of the sections. This is excluding the new Aotea subd. You can buy a section there, ready to build on for around $150K.

                    Depends on council zone , size of section, building coverage, access etc. PM me with the address
                    and I can look up the council requirements on our work database.
                    We are architects & land surveyors, engineers.
