Just finished our 3rd weekend in our 12 month mentoring programme and heard from Steve Mcnamara that there is a new company in the making 'Property Indepth', that:

• Will complete a walk through and measure of the property
• Go out to the car and hook up their mobile internet
• Download statistics
• Complete report and send to their website.
• Before they drive away from the kerb you can view the report online
• AND your broker can readdress it themselves for finance purposes (no more extra cost or waiting!)
• Available in te next 6-8 weeks
• Same price as a normal valuation

This is good news, will speed up the valuation process alot. Good for getting the valuation to your broker or bank very quickly.

Just remember that you are paying full whack for a valuation with the valuer doing no research. I'd rather get a drive by from my valuer for $150. It is just as useful??

I think it's terrible that they are charging full price for a glorified drive by. If you get to know your valuer and understand how much time they often put in to try and get the valuation right these guys can't possible be earning their money.

How credible will this valuation be with the lenders? Sounds like a valuation on the cheap but you are being charged full price. I would rather pay the full price and wait the extra day or so and know the product I was getting had some depth to it and credibility with the lenders.

It is the same as a full valuation with the same research completed from the car, rather than having them have to go back to the office, and get waylaid by staff, checking emails, clearing voice mails etc.

There is no differnce, only faster by using technology, hastening the time to get a valuation which is the same as any other full valuation save time allowing us the ability to make quick decisions to get the deal before the next person.

Steve is co-owner of Valuit, so doubt the quality would be any less than a standard val.

Great system. Love to have it in Chch. The most annoying thing for me is having to wait for the valuer to readdress it.
