    House - Floor Area

Is there anywhere you can find square metres of a house without having to pay for it - North Shore. While you can find the land area (council web site) they do not publish floor area.

Recently looked at 3 house site - 370 sq metres - lot of house. Another 3 dwelling site was total of 250 sq metres but was similar pricing and in same area.

Another sitaution today - was comparing 4 bedroom places. Found out that one place was 250 sq metres and other was just over 120 sq metres - big difference - don't want to have to look at each one to realise I have wasted time.

Any way of finding this out easily?

    Hi Flame

Call the owners and ask them, that should be the simplest and cheapest.

QV or Terranet (on line) also gives the floor area.

This costs $30. But will also give a fairly accurate valuation (if no twists - like two dwellings) But tax deductible and simplest. Would you spend $30 to make thousands of dollars?

No I dont have shares in either.

If the properties are listed with an agent, you could phone the agent and ask.

If the properties are private sale, phone the vendors.

      Both ways are free.

If this doesn't work, and you are interested in the house at the price, I would go to council to search the property file. In addition to finding out the floor area, you'll find out lots of other goodies too. (I can see that this would not be good for the purposes of comparison, however, due to cost and time.)

      Paul.

I wish agents would include floor areas more often in their online listings. A 2br apartment could be anywhere between 30m2 and 130m2.

Like AM & SD suggest, call the vendor or vendors agent to check, and be prepared for them to have no idea and need to call you back!

          Rev IQ

Guys - it is just so simple. I use Rev IQ and it is so easy to use. Do an internet evaluation and on the first page the building floor area (rounded to nearest 10 sqm) is seen.

Go to www.reviq.com, leverage your time and get quality analysis done. Also many councils have websites with this information on, like the ARC's http://rates.arc.govt.nz/website/xpl...07/default.htm site.

          Cheers David

            Thanks for your replies.

            * Find owners often don't know or give misleading info.
            * real estate agents often do not know
            * North Shore council does not publish this info. on web site - only land area
            * Have paid for QV valuation only to find that square metres is not accurate at council and therefore QV calculations waste of time. Recent case was council had approved additions but no CCC given - nothing amended for floor area.No use paying for valuation if council data incorrect.
            * Would suggest even Rev Iq would not include floor area on North Shore -maybe someone could let me know

Be great to have a simple way (wihtout any expense) of comparing two similar opportunities without a visit to both locations. Know the area but also know that a 3 bedoorm house could be 90 sq m or 200 sq metres.

            Thanks
