    Site coverage

    Hi

    has anyone had any experience with obtaining council approval to exceed site coverage. The limit in my area is 35% but we would like to go closer to 50% if possible

      I've heard that the council will consider it but you would probably have to get the neighbours to sign off on it?

        I don't do many applications but notice Council is easier to deal with since the housing crisis. Before they made life more difficult, now they are more helpful, I put it down to Council wanting to increase housing supply. I did my own RC application supported by professional reports and didn't get neighbours consent and coverage was about 39 percent which I have a couple of reasons why. Council accepted and approved the RC. Am friendly with the neighbour but I knew he would either ask me for money or something else and didn't want to be put in that position.

          Check the possibility to construct level 1. Council normally approves that.

            Will probably depend on the council.
            You will need resource consent and hopefully it will be non-notified.
            Ask the council for the process they follow.

                Talk to a council property planner (usually free), or an experienced development planner in the area.

                  For extra building coverage, you will need to apply for resource consent as per others advice.
                  Taking site coverage up to 50% from 35% can be considered significant and so there is a possibility of requiring neighbours consent if the council requires it. Council will let you know whether or not they will require it.

                  Sadly, talking to a council planner will not give you a definitive yes or no answer to your question, only option is to apply, pay the council and hope for the best. (Ridiculous considering the costs to get up to this point)

                  Like Houseworks has mentioned, AK council is becoming more lenient due to govt. pressure for more housing.

                      General RC application fee is $5000.
                      In addition you will be paying your architect/draughtsman for his design and site calculations, this will vary depending on how much work etc.
                      Your architect will advise whether you need to hire a planner to assist in writing up a good argument for your case, their cost will vary but shouldn't be more than $5000

                        What re you building? which area of auckland? From a stormwater point of view, you might be able to mitigate and mage the additional runn off. From a planning point of view, your best bet is to talk to a council planner. I have some good contacts of engineering consultnats who specialise in stormwater mitigation issues.
