    So, ever had an agent come to appraise your house, and do the 'oooo' and 'ahhhh' when looking at stuff they seem impressed by, but then realise they haven't actually taken in and LOOKED at anything along the way, because the appraisal you receive has 1) the wrong physical characteristics/descriptions of the house and 2) calculates the value strictly and solely on recent sales in a clinical manner.

    Any idiot could do that with access to the sales db. I want someone who sees and values based on gut, experience, knowledge of area, demand, you know, general experience. Not just the 'enter some params and see what number spits out the other end'.

    Clowns.

    If I wanted a real valuation I'd pay a valuer - the RE is only buying a listing...

      The RE who appraised our missed the sale across the street of an almost identical house the higher price range was way out for the market at the time as well. Didn't even seem too concerned when we informed him. And after talking to others who have dealt with him, i'm sure how this guy has time to sell houses the number of sports he claims to play.

        Find an area expert, they should know what the true value is.

            Disagree - it's their job to value and they have a degree in it. And access to all the data. I'm sure they are not all equally good - but I've just spoken to one from QV (trying to get the RV down post sale) - and I was impressed with his knowledge of the local area. He knew about sales I hadn't found, and I'd looked long and hard (including the agent's database)

              I had an agent come to my house to value it and tell me it had sold for $X three months ago, but the trust had bought it almost three years prior. We insisted she must be wrong, she went away and emailed us back "proof" of the listing and sale, relating to the house next door, which is a different colour, chape, material, and has only one level. She still thought this was our house.
