    Mouse Eats Cabling to Fire & Alarm System - Who's Responsible?

    Hi guys.

    I received an email from one of my commercial tenants explaining he's been advised that a mouse has eaten through cabling connected to their alarm & fire system. To top it off, some of this cabling is inside a fire wall, which could be problematic (fire risk). Who's responsible for paying for this? The Landlord or Tenant?

    Our rental house had the wires eaten to all the lights by mice or rat. And they made nests around all the halogen lights as they were warm. I had to pay for it all. Apparently you should keep pests out by getting any gaps they can get into filled, and get rat bait traps and replace bait regularly

      Thanks. This isn’t n a commercial building. It could be down credence than residential. I appreciate your input.

          Is this a gross or net lease ?

                  maintenance issue? Tenant pays. Check the lease wording in case of some exclusion or interpretation change
