Seismic Report cost included in Opex?

    Seismic Report cost included in Opex?

    The cost of having to provide a detailed seismic report to council ( which gave us 67%) does this cost form part of the outgoings of an ADLS 5th Edition 2008 Lease.

    Well I guess the obvious answer is to read the lease isn't it?

    I don't have that latest version.

    Would be surprised if it is in there. Seems like more of a capital cost to me.

      If it was for the council (rather than insurance) then I'd suggest it is a company expense - claimable off tax but not tenant.
      Rather than capital in nature.

        the question is more correctly is it an outgoing or landlord maintenance

        A building WOF inspection is usually outgoing but not other approvals?

        I would have thought building approval was landlords building maintenance. If the building becomes earthquake prone then that is his problem? It is not related to tenant use.

        if you live in Auckland then the real issue is that this is a load of croke as a moderate Auckland EQ wouldnt even shake the tea cups let alone the building.

            They are lower but still artificially high that doesn't reflect risk and likelihood of collapse and injury

            The NBS that govern new builds and used as the basis for EQ prone assessment under 34%NBS "rule" has an artificial and distorted contingency for EQ, This is prudent in new builds and not a big cost but when you have to retrofit this redundancy into existing it is very expensive.

            This is what 34%NBS forces you to do and it is wrong and onerous on existing building owners and a waste of money in terms of protection of life.

            GNS have already done the work to allow the lowering of Auckland z factor from current .13 (to .0 that would alleviate the issue further for many owners but they are constrained by political pressure. I have been told Northland is being lowered to z=.1 which is a good move but should also apply to Auckland.

              This is really interesting. I hope one day the politicians get enough balls to listen to the science.

                There is no hope it has been tried...............

                    Yes. He did speak well, and he spoke sense.

                    But when it comes to safety, some people take their brains out and just kind of scream "Safety safety safety!"

                    Pity, the legislation is overly punitive in the low risk areas.

                    About as effective as the dog microchipping law.
