I am planning to buy a block of land in Blacktown area NSW (750 Sqm - Near Blacktown Station), which i will use to build a duplex (8 bed) in future. I have few questions if you can help.
- I don't want to buy old home, renovate and live there, so i would rather buy a block of land and build a new granny flat first to start with and claim first home owners grant and stamp duty exemption (which i'll loose if i buy old home for block of land and knockdown in future), then i want to build duplex in the front, subdivide and sell one home and keep one granny flat and one home for myself.
- What are your views on this project?
- Can I do this project?
- Are you able to check if this block of land is suitable for this project?
- Can i claim first home owners grant to buy block of land and build granny flat only and postpone main dwelling for 6 months or a year?
- Should i get architect and DA approval for the whole project or just for granny flat first? I think the cost and time will be pretty much same for approval and design the whole project at one time.
- What will be the cost to build granny flat ( 3 bed 1 bath 1 toilet in Laundry)
- Does granny flat has to be one level only, can i build double storey granny flat?
- How long does it take to build Granny flat, I am postponing main dwelling because it takes 9 months to complete, i can't wait that long, i want to buy block, build something and live straight away.
- What's the life of Granny flats? Does they last long?
