News: First Home Owners Grant 2012

    Hi All,

Just wondering if anyone has any latest news about first home owners grant in NSW.

-How's property market going without Stamp duty Exemption?
-Are people waiting for any new rules such as re-introduction of Stamp duty exemption?
-Where to buy in Sydney (good Capital growth Areas/High rental Yield)?
-Or buy elsewhere in Australia e.g QLD, Darwin etc
-Planning to buy and after six months IP, is it good Strategy to save on tax (Bloody tax)?
    -Buy House or Apartment?
    -Loan through Bank or Broker?

    Highly appreciate any comments guys!!

    Cheers!!

I've been keeping an eye out on the news related to FHBs.

I think just before the start of this year, many FHBs were rushing to buy to take advantage of stamp duty exemption.
Now though, I reckon purchases from FHBs are slowing.
If you look at the reports about FHBs in 2011, it seemed that they were already buying less - "With 60,000 fewer first home buyers entered the market in 2011, getting onto the property ladder is evidently harder than ever."

      Hi Matt

That's what i was expecting, i hope if people don't buy for few months and wait, there might be some new grants around the corner to encourage FHBs to invest. A lot of businesses (Banks, real estate agents, Builders etc) depend upon property investors, govt might think of introducing new grants.

R u investor or looking for FH.

      Cheers!!

im looking for FH, but wanting to turn it into investment..

Yes, I wonder as well whether new grants will be offered - although over the years we have seen more of a scaling back of them - such as the decrease in the FHOG Boost and the removal of the stamp duty concession. We'll have to see though.

          Matt,

I guess it's a good sign for buyers, if many people don't rush into buying property, eventually prices will go down and govt might introduce new grants. Wait & watch

            hey smarty, thanks for sharing
that's an interesting view point. although if prices go down, why would the govt need to introduce new grants, as the houses would thereby become more affordable?
