VIC Stamp Duty - is it that expensive?

Hi all
I am new to the property market in Australia – arrived recently to Melbourne.
Just to ensure I am not dreaming, I would like to confirm with you that the stamp duty for $600K house is...31,000?? UNBELIVABLE. Am I wrong, did I miss somthing?
I looked at the concession part (i am first home buyer) and saw I will be eligible to concession if the house worth less then 200k???

That sounds about right, but the amount of stamp duty payable also depends on how much you borrow and whether it's for you to live in or an investment.
