    Finding tenancy debtors

For some reason recently I have been having much more success in tracking down debtors and having OE summons served on them. Some of these debtors go back two or three years. Most have had multiple failed attempts at serving to addresses supplied by WINZ.
One now again but 8 over a few months seems a bit strange.
I think the only ones left are overseas or in jail.
Has anyone else noticed a change.
I wonder is this due to better (more accurate)addresses being held and supplied by WINZ or are the court staff getting better at their jobs.
    Any comments ?

They take forever to procees the WINZ address search (my latest took around 5 months!) I have been told by a courts clerk in Lower Hutt that the courts have only one resource dedicated to this task & that she had quite a back-log of applications

I like the way of describing a young lady as a "resource"

        Hi Glenn

I have been trying to find a tenant thru Baycorp without success. They told me that WINZ won't supply addresses - I am confident the former tenant will be receiving a benefit.

        What is your advice?

          No No No.
You do not get Baycorp Collections to do it for you.
You need to be a customer of Baycorp business information. Once you have done the credit check on the prospective tenant you are able to bring that saved file up and set a "monitor". Once someone else does another check on that debtor you get an email giving you the new address. They charge about $5 for the email.

Re the WINZ addresses you do this yourself.
Just fill the form out found on the Department of building web site and post it off. All free. Can't beat free can you.

For the WINZ information you need to have things like DOB, benefit number, full name and sometimes other names that they use. If you collect the car rego you can check some of this information. I have caught a few using other names this way. You can do the rego on the Baycorp site.

It has taken me ages to hone my skills and patience on this sort of stuff. If you want someone else to do it for you I have been really impressed with the knowledge of Chase and also Creditmens. These people are experts at getting money from tenancy debtors.

            Thanks Glenn

I don't have her benefit number - can I still do the WINZ check?

Yes certainly. It just makes it less successful. Well actualy to be honest I do not know how they go about the search process. So damed if I know the answer.
Two recent toads that I have turned up have been lurking in Housing NZ houses. In both cases the matching process did not find them but I got em with a Baycorp monitor hit. So yes the system is not fool or crook proof.
In one case the searcher sent me a note asking if I had taken the time to search in the Telecom white pages or the companies office. I sent a sarcastic comment back and they came up with an address a month or two later. I actually did notice a white page entry with the same surname in the city where she was supposed to be living. Who knows if this was the same as the one they gave the court. Bearing in mind my tenant only used to have a mobile the whole time she was a tenant of mine I thought the chances of her having a PSTN phone were rather slim.

                Glenn,

same here. We find staff at courts are sharper and more helpful, they even had a sign for public display 'If you think no one cares, try owing us money !'

We even had a deal brokered by WINZ staff to hold off an 11th hour OE with payment forthcoming now.

                Fritz.
