    What are your property "No-No's"

    Hi guys,

My partner and I are having a 'discussion' about a property I have found. It meets my requirements but not his. It has public transport/shops/primary schools all really close by. My partner is concerned with the parking, its at the bottom of a heap of stairs. Im not sure who will win this one, but I'll keep everyone informed if it turns my way
Anyway, what are some of the things that turn you away from a great return?

I will start the ball rolling with a few things I dislike

-Large costly maintenance outstanding. This can quickly erode any cashflow. Although a significant decrease in purchase price may compensate for it.
-Under pylons or on main/ busy roads.

      Hi Whitt,

Thanks for replying. I thought you may be interested to hear about the pylons near where I live. There are about 100 new sections which have just been released, some of these are under pylons. Tp buy one of these pyloned sections you are looking at a minimum of $140,000 for a 500 sqm section.

Pylons ~ anything not permitted. Other than that it's all about numbers for me!

          Hi Kimberly,

I thought all Wellington properties are up or down a long flight of stairs just kidding.

I suggest using this to negotiate the price down

              Hi Kimberly,

How any stairs are there? I rented a property years ago that had quite a few stairs. when I went to view the property the stairs didnt seem to be a big problem, In fact I thought it might help me get fit! anyway I took the lease on....but the stairs became a problem once I moved in...they were badly lit and pretty scary at night time (not to mention dangerous because I couldnt see where I was going)

Are the stairs well lit? and would a potential female tenant be put off by bushes and the scary factor? are they slippery?

maybe im just a wimp though? hehehe

              cheers
              sandy

                Hi Sandy,

No-one could be wimpier than me The stairs are really yuck, poor lighting, and very scary. But I see this as potential. The stairs are really wide with two wide grass verges on either side. With security lights, a new letter-box and nice shrubs lining the stairs it will look like a winner!

                Thanks for sharing

                        Hi Oopsick,

A pylon is a steel tower supporting high-tension wires for electricity, you've probably seen them around. As an 8 year old travelling through the Desert Rd (between Waiuru and Turangi) I was told they were 'giants'

An agent tried to sell me a house with a pylon right outside...it was a great house and cheap, but no thanks!

PS. Are you going to any open homes this weekend?

As quoted by whitt on another thread.

Yes extremely hard to sell during a normal NZ property market that is not in a boom. Thus people are able to get them sometimes at a good price. This could mean you get higher yeilds than other surrounding houses if you manage to let it quickly.

When I looked a UK study on pylons VS persons health was being complete and the results were released. The statistics were bad it seems there are higher chances of health problems in surrounding properties. They beleive it is due to pollutants being attracted to the surrounding air around the wires. These then drop on properties near by. Other studies are beginning to find a similar trend here in NZ.
