So who's done something exciting this past week?

    Just curious...

Who's signed up for another purchase, found a new tenant, sold off a dud, had the portfolio revalued, revised their loans, checked their goals, bought a new Ferarri, carried out some much needed repairs, reassessed the property manager, done something that has moved them forward? ...'cause if we aren't going forward, well you can guess the direction.

I ask because people's achievements are very inspiring, so if you have something to crow about, doing it here might inspire someone else (me) to get up off the couch and get something done.

Personally I've had a bit of a lazy week so I'm ready for a bit of inspiration to get me all motivated again. So let's hear about your really exciting achievements of late!!!

    Hi Julian

I am not sure if you think that what I have done this week is inspirational but it sure has been keeping me on my feet.

Apart from the usual looking after my 4, 2 and 1 yr olds while my husband is on a long haul in London. The list of birthday parties, Kids Hash (you read it here, 200 plus children and their parents go walking/ running in the jungle), the supermarket with 3 children etc are just Sundays tasks.

Property Investing wise I have been trying to organise pre approved financed, searching the internet for prospective properties to enquire about, touching base with our Real Estate agents who are in our team, putting an offer in on a property (still under negotiation) trying to work around the children and the time difference between NZ, Brunei and London.

    Life is never dull.

      Tamara,
Very inspirational. Good luck with the property offer. Anyone looking after three kids under five is already performing amazingly! What is the Brunei connection?

        Hi Julian

        Yes the offer was accepted.

My husband has a job in Brunei. We have been here 4 years. It keeps life interested that is for sure.

I bought two houses in the last week.

One for $74k on 1/4 acre, renting for $150/wk and second one was $100k on 1/4 acre renting for $180/wk after redec.

Not many more <$100k houses around here.

Doing some landscaping at PPOR - such as making a flower bed around my observatory = working on improving equity with little money spent Part of my major garden renovation plan for later this year...

Hmm, I actually wonder how building the observatory affected my equity - it's a very rare/obscure thing to have, but a potential buyer might convert it into a shed or whatever hehe It's propably equity neutral since the building itself has some value, but the unusual functionality and placement (in the middle of the lawn to give best view of the sky) has some disadvantages. On the other hand, if a passionate amateur astronomer is looking for a house, then it might boost the price...? (and they are out there, I'm one of them )

Might be a topic for a seperate thread.

                Cheers,
                Rolf

                    I wouldn't call Auckland a small town.

I have a 1 bdrm granny flat at the rear of my PPOR that my husband and I rent out. We have just finished painting the outside and interviewing potential new tenants as the old one leaves on Sunday. After dealing with phone calls and showing them through we found and signed up a new tenant last night. Rented at an extra $10pw. Yay!

This year I have set a goal to purchase 40 properties and average $25,000 profit / equity from each, totalling a million dollars.
So far I've bought 4 and should have another one later this week.
The first one was bought for $113,000, MV is approx $140,000 which will be sold again later this year.
The second was bought as a rental for $154,000 which is rented at $260 p.w. market value is approx $170,000
The third was bought last week for $167,000 and sold yesterday for $225,000 though an agent - profit was $58,000 minus approx $9000 fees.
Fourth settles in April, bought for $254,000 and will sell for approx $290 - $300,000.

Maybe Marc & Donna you could do a new thread with deals done etc that people could put on what they are doing as far as buying / selling /renting etc go.

                        Regards

Just finished painting exterior windows/soffits/conc. base of a
brick house which makes a huge improvement.
cleared out the garden and trimmed trees.
started building a covered pergola/verandah over a deck
                          on our own house.

                            Graeme,

An inspirational posting!!! Your wealth building tactics put paid to the idea of never selling an investment property. I think the lesson here is to have no rules set in stone.

As for goals this could be another thread. Your goal of making $1m in 12 months makes my $200k goal for the same time-frame seem positively shabby!! Irrespectively, it's all great fun on this interesting journey.

One of the key points I will take from Orion's posting is the value of knowing your market.

Obviously if you know your market well enough to purchase below MV, then equity locked in from day 1 can give you some great momentum.

By the way, I do enjoy it when forumites post hard facts and figures to crunch..real examples to go through. learn from and to inspire action!!
