Need Thoughts: Mum contacted by developers looking to buy her house...
Hey Ausfinance, I'm in my mid 20's and after the passing of (basically) the only financially responsible member of my small family a few months ago I've had a bit of a bombshell dropped on me today. My mum (early 60's) called me and has asked for advice on an unsolicited offer from a REA on her ~760m2...

Question on disclosure
We've discovered a leak in our basement 3 months after the house purchase. It's obvious looking closer at the area that this was a known issue as they've patched the wall, but this wasn't found during the property inspection.
I've found numerous sources (settled.govt.bz, real estate authority,...

So I have come to the conclusion that I hate auctions.

How does a bank treat pre-sales
I am wondering how a bank treats pre-sales. If you were to do a property development and pre-sell all of the builds, will the bank let you treat these as equity so you could purchase a ‘next’ project (assuming income is no obstacle).
Thanks, Minz

Any good Building Inspectors used on the North Shore and Whangaparaoa?
And any recommendations for a good value solicitor just to get the paper work in order?
I feel like she is taking...

How much depreciation will I need to pay back?
Hi all,
I am selling my investment property which I've owned for 17 years. Over the 17 years I've claimed 123k in depreciation. Since I've been on a higher income I have benefited by 33% of 123k which is approximately 40.6k.
My question is when I sell will I need to pay...

42 day notice
Hi all
A friend of mine gave his tenants 42 days notice last week as his son is going to move in. It's a property I've been interested in for a long time, so I asked if he would consider selling it to me instead, which he has tentatively agreed to. Would he now have to notify the tenants that...

how does brightline apply if you swap property with someone?
lets say you bought a section and then traded with another party in a swap, most likely with no money received, but i'm most likely going to have to fork money to the other party as section is most likely to be worth less than a house for example.
all hypothetical of course.
