Hi guys,
My neighbour is looking to build a second house on his land.
He needs to connect it to the public storm water pipes, so needs my consent to dig 2 manholes on my land (1 meter and 60 cm wide) and then connect them with a 22cm PVC pipe.
As the neighbour's new build...Last edited by HouseOwnerNZ; 20-10-2021, 02:05 PM.

Resource and Building consent costs tax deductible against personal/LTC?
Hi,
Can the costs to obtain RC and BC be tax deductible against personal income if done as a LTC thus offset personal tax?
I.e. you haven't yet started/completed build or you may not even build if you cannot obtain finance at the end of BC etc.
We spent @10k last financial...

Thoughts on new builds in Auckland
Hi everyone. We're currently looking at buying our second house in Auckland (after having just sold our first).
I'm wondering what people's thoughts are on the new builds that are happening in Auckland, specifically these large 5 bedrooms houses that are popping up everywhere.

Cautionary tale, with a happy ending fortunately!
Yesterday a lady called me in tears as she had just been declined by her bank and had to settle on a new build $1.2m by Friday. She had signed the S&P Agreement 2 years ago and had a pre-approval. She thought the approval was valid (they never are) and worse, she went from employed to self employed...

Opinions on Duplex properties?
Hi all, Just would like to know your thoughts and opinions on buying a brand new Duplex house[which shares common wall with another house]. Is it worth waiting and buying a standalone when we could afford[50K more] or Duplex properties are common now a days and won't be an issue to re-sell later in...

What does 6,000 new homes actually mean?
One of the so called 'big winners' in the budget is 6400 new state homes over the next 4 years.
But looking back at the 2017 Housing NZ report, 1524 new homes were delivered in that year anyway. So 1524 *4 = 6,096. So under normal operations it seems that Housing NZ would build close to...

ROW (Right of Way) rules for adding a new dwelling
Hi,
We're looking at building another dwelling on the section next to existing house, and if we could afford it potentially subdividing.
In Auckland, Council said to check with LINZ re limitations of how many properties are allowed on the ROW. Ordered the ROW document from LINZ and can...

Waterproof deck - leak risk?
My architect sent through initial concepts for a remodel on a 2 flat property. My plan is to free up more internal space on both floors by replacing the internal stair access to the top flat with external access to a deck and then the entrance.
The deck was to sit over a bit of roof...

Subdividing to build - confirming a few things
I feel like I've read most of the current proposed auckland unitary plan including the definitions - (understood maybe half) but would like to confirm a few things. I've trolled through the previous posts as well but apologies if there's a double up.
- For MHS zone for example, the current...

Levin a good option?
I am currently looking at Levin as an option for a rental. I was wondering whether anyone has rental properties there and what the market is like? I think it could be a good option in the future especially since the new upgrades to the roads will result in a reduce commute to Wellington.
