    Thought you might find this ammussing.

    While searching through internet for comments on property, I came across a left leaning blog called No Right Turn. http://norightturn.blogspot.com/2010...-tax-cuts.html

    Apparently this blogger said yesterday that that tenants would end up paying for the tax increases, but someone said this wasn't true so he changed his mind. Wishful thinking I suspect.

    But the really funny quote he made was this; "while all my landlords have been nice, they are in general greedy scum."

    I thought that was hilarious and showed what a true idiot this person is. In spite of all his personal experiences pointing in one direction, he chooses to believe the complete opposite.

    How can you logically discuss anything with anyone who operates this way?

    What I've noticed from the media is that everyone who is not a landlord generally hates landlords.

    Why?

          Socialsts are all materialists underneath, motivated by the envy of money. Perhaps they need to look a little closer at their real motivations!

            The bizarre thing about socialism is it tends to protect the very rich, and keep the poor poor. If some one in the lowest economic strata wants to improve their lot the first thing they do is develop right wing views.
            The mission of any business enterprise should include the aim to develop economic conditions rather than simply react to them.

              We never thought our landlords were greedy scum. Interfering scum, yes sometimes, like the guy who climbed through an open window to do an unannounced inspection and then told us off for forgetting to close the window.

                Wat else can a tenant think wen the landlord collects rent money he parks his $90K rangerover next to the tenants 1996 toyota corolla.
                Blood sucking greedy scum would be a more accurate description for a landlord.

                  Thats the view of my tenant. She believed she was paying my mortgage off she was unbelieving when I pointed out that to be economic and ( when I had one) to pay the mortgage off her rent would have to be NZ$80.00 more a week than what she was paying. Now before any one jumps the the conclusion I have been rorting the tax system. I am a no NZ resident. I have no NZ income to gain a tax advantage. However my tennat was effectivcely subsidised by the tax laws as there was no way I could raise the rent (while I had a mortgage) to the economic level and be insync with the market. I suspect shes not going to be happy if the tax changes shift raise the market so that I can raise her rent. If I do raise it the increase notice will specify it is entirely due to the tax changes.

                    Actually all of my vehicles are older than the poor tenant's corolla.
                    My old truck that I get around in is a full 10 years older.
                    I need it to carry all their rotten rubbish away and replacement stoves, washing machines, and fridges to replace the ones the tenants have destroyed.

                    Of course by not spending my money on clean expensive cars I am able to afford a few zillion dollars of property.

                    On the question of tenants paying the mortgage off.
                    I have had this mantra repeated to me by one of the organisers of the community housing trust in our town.
                    She sort of forgets that the Government, local body, and Community trusts have paid for their houses. It is amazing how people can think it is ok for someone else to pay your mortgage but then think it is somehow wrong for tenants to pay a fair and repeatable rent.
                    By repeatable I mean it is sustainable. Like sufficient to maintain a modest return and permit replacement / maintenance of the property as needed.
                    Just look at those countries that have Government imposed rent levels based on what a committee has decided.
                    Every example of that model I have ever seen has always gone hand in hand with long waiting lists and corruption re appointment of tenants.Not to mention poor maintenance.

                        Personally I don't have this type of negative relationship with my tenants! In fact every XMAS I personally buy each tenant an XMAS hamper and get this delivered by my property manager - its a thank you for every single rent payment being paid on time. It’s a small outlay by me but really does wonders in keeping up a good relationship with my tenants (read customers)!

                          You are to be complimented on your good feelings.
                          Tell me though.
                          What does your property manager do when the tenants do the range of things that my tenants have done this past week only.
                          I kid you not this week only.

                          1 The young couple have split up. The good hard working lady has eventually figured that she has the job and her man is not working. So she has left. He wants to stay. I am forcefully getting rid of him.

                          2 We have discovered an elderly tenant of only six weeks tenure has been damaging the flat. He has a serious mental health issue.

                          3 A tenant of 6 years standing who looks after the property reasonaly well has gradually slipped into arrears.

                          4 We discover a tenant has housed their guinea pigs inside the bathroom.
                          These creatures have tried to get out and have reached up to their full height all round the room and completely stripped the wall paper off to an even height of 300mm.

                          I really do not think the promise of a Christmas hamper would have helped.
                          Similarly I do not think there is anything else I could have done re choosing a better tenant in each case ... taking into account the style and condition of the properties.

                          Do not get me wrong. I am not suggesting what you do is wrong I am just saying the variability of people in our society is such that you can not insulate yourself from every problem.

                              win8, nah don't buy property, get that landrover you've always wanted. After all landlords need a flash vehicle. Lets them poxy tenants know where they stand.

                              Glen, gosh you must have infinite patience. This sort of thing must be never ending for you. I wish they'd report this sort of stuff in the paper instead of the endless 'property investors not paying tax' rubbish.

                              And yes, residential property investment is such a glamorous profession. Cleaning up after other people's (and their pet's) messes.

                              Again the popular image (some flash person driving around in a Ferrari, with their whole day to muck around and money coming out of their ears) would seem to be at odds with reality.
