The biggest advantages of lease purchase vs buy-rent-hold is
>> 30% more cash flow,
>> increased Internal Rate of Return,
>> no vacancies for 36 to 60 months,
>> no 7-8% Property Management fee,
>> peace of mind with tenants,
>> avoidance of the Tenancy Tribunal in case of disputes,
>> and tax-favoured option payments.
I am not advocating lease purchase is the panacea for every rental property; but if you need cash flow, you should look into how WE build our lease purchase agreements.
Council rates are going up to build NZ's outdated infrastructure.
Landlord Insurance costs are going up.
Some tenants are demanding LOWER rents.
Tenant's income are not increasing quickly.
Immigation is slowing.
Maybe look at Lease Purchase for one of your properties?
