  • Best process to sell property ?

    Looking in the new year to sell my residential investments.
    Block of 6 2 storey townhouses on separate titles.

    Would love to here experiences of selling property under your own steam ?

    Will do the usual of getting a registered valuation,check out comparable sales.

    Any comparable experiences out there what forms of selling bring in the best prices on average ?

    Thinking low key tender process could work well ? Pros ? Cons ?

    hi mals, we have talked on another forum a while back so i know the block you are talking about. i believe you know what you want for them but it might be an idea to get them valued, there are only a couple of valuers in chch that specialise in blocks like yours but it will give you a more realistic value of your property. alternativly there is a few real estate agents that specialise in blocks who can give you a estimated value. why would you look at a tender? why not just put an add in the press.

      Considering tender so all my cards are not revealed,as you know from your great capital gain in Southhampton St there is great demand for the Beckenham/Sydenham area,average listing still only 14 days.
      Consensus on forums to sell separately.
      If does not work well will try online and newspaper.

      Like we discussed in the past be lucky for an investor to give me what I want.

        what's your target market - investors or home owners? investors will want block and return, home owners - well, homes. how do you advertise to appeal to your target market and will you undercut yourself by oversaturating your target market by selling separately?

          i would play trick with comps - do one unit up, appliances and built-in plasma tv - sell it to emotional buyer for top $$$ (does not matter how long it would take)- then do valuation for the rest. see what happens.

            Putting a list price Neg Over ******* doesn't reveal your hand to much as long as the figure you would except is within 10% of the Neg over price.

            Trade me and The press will miss your vital OZ and UK buyers, who will pay the premium price for your block.

            Your main aim is to get as many people fighting over the block in a multi offer situation to achieve the best possible price. A block recently in ch ch achieved 9 multi offers using this method and as expected sold for a premium price.

              personally i couldnt be bothered selling separatly, and what would you do if you get stuck with a couple, as to plasmas etc you would be overcapitalizing for the area.
              i agree with angelas approach, although i would be wary of promises of hoards of wealthy foriegners waiting in the wings with their chequebooks.

                If an investor wants to subsidise mortgages while he waits for capital gain a sale to an investor could be possible.
                Supply and demand should dictate better money selling individually.
                The chances of being left with a couple is highly unlikely with the location.

                Ivanhoe "saturating the market" by selling individually.
                As you will be aware blocks of townhouses are built and sold on an individual unit basis every day of the week.
                Each sale could have a month or two between.

                As Bob Jones famous quote Location location location
                Lot of demand to be within 20 mins walk to the central of the largest city in the south island,and why they have rented well since they were built.

                Spider can I ask how much above the registered value did this block that the nine were interested in go for ?
