Here is the new forum guidelines! They have been reviewed and I hope that it will reduce the amount of issues created within the forum and reduce the amount of effort the mods have to take in looking after the forum.
Over the next few days I will add the guidelines to a number of areas around the forum website including the terms and conditions presented to new forum members during the registration process.

Propertytalk.com is a free and independent web site dedicated to providing the world public with free and independent information and resources related to property investment.
We are a group of investors around the world who are interested in investment property. We are not related in any way to two tier marketing companies, mortgage broker companies, publishing companies or any other company that can benefit from controlling a forum.
Moderation
We will moderate these forums. This means that we reserve the right to remove inappropriate messages posted by the forum community, as defined by the following guidelines
1. As a participant in these forums, you agree not to:
1.a) upload, post, email or otherwise transmit any Postings or other materials that you do not have a right to upload, post, email or otherwise transmit under any law or under contractual or fiduciary relationships (such as insider information, proprietary and confidential information learned or disclosed as part of employment relationships or under non-disclosure agreements);
1.b) upload, post, email or otherwise transmit any Postings or other materials that are unlawful, threatening, abusive, harassing, vulgar, obscene, invasive of another's privacy, hateful, or racially, ethnically, religiously, sexually or otherwise objectionable;
1.c) upload, post, email or otherwise transmit any unsolicited or unauthorised advertising or promotional materials, "junk mail," "spam," "chain letters," "pyramid schemes," or any other form of commercial solicitation or promotion, except in those areas, if any, that are specifically designated for such purpose;
1.d) upload, post, email or otherwise transmit any Postings or other materials that contain software viruses or any other computer code, files or programs designed to interrupt, destroy, limit or divert the functionality of any computer software or hardware or telecommunications equipment;
1.e) intentionally or unintentionally violate any applicable local, state, national or international law, including, but not limited to, any law and/or regulations having the force of law;
2) Negative comments about ANY company (including PT) or individual may be allowed so long as;
2.a) The comments are not hear say (i.e. comments must be first hand experience)
2.b) The poster gives their real name.
2.c) There is an understanding that, if a thread becomes heated, PT reserves the right at their discretion, to either edit or remove any post that the Moderators may deem destructive, and/or as a last resort, lock the thread.
2.d) If there was any question as to the authenticity of the person posting the message/thread, the company or individual may question this. Any benefit of a doubt would be given to the company or individual if it was suspected that the negative comments were purely malicious.
It should be known that we are not attempting to censor any messages or opinions posted. We simply want to preserve the spirit of an open, interactive discussion without offending participants.
Moderation Process
When the Moderator identifies a Post/Thread that requires moderation the general moderation process will be invoked. The process is:
1) The Moderator will decide if the post/thread is to be moved from the current location to the Moderators forum for review. If the issue is serious, requires in-depth review and cannot remain accessible to the public then the post/thread will be moved to the Moderators Forum. If the issue is not considered serious, then post/thread will remain in the current position and moderation of the content will be done there.
2) The Moderator will alert the forum member who created the offending post/thread either via Private Message and/or email. The communication will contain the alert to the post moderated and the reason(s) why the post/thread was moderated.
3) Additional - If a post/thread has been moved to the Moderators forum, the Moderators will then update the forum community of any action taken within the same post/thread/forum of the offending content. Action(s) may include moderation of post/thread by moving, merging or splitting threads, deletion of content, editing of content or the locking of a thread.
Nettiquette
Here are a few typical examples of 'netiquette'
Search the forums before you post your topic. Your question or comment may have already been discussed, answered, or resolved.
Create a concise subject that adequately summarizes your topic. For example: "Start up problems with Power Supply Unit" rather than "I need help."
Refrain from using ALL CAPITAL LETTERS, excessive question marks (?) or exclamation points (!) in your subject or content.
Provide details in your comment or question to increase the likelihood of starting a discussion.
Cross posting the same question in more than one forum will cause confusion and most likely reduce the chance of a reply.
Be patient. All the participants of this forum are using the forum and participating in discussions on their own time.
Help others. The forum is a community, and works best when people share information.
Give feedback. If someone helps you by answering your question, try to add a follow-up response letting them know if it worked or not.
