If a prospective tenant is keen and references and credit check are OK and they sign a tenancy agreement, but they need to give notice at their current place, can I ask for a deposit to ensure that they don't keep me hanging around for a couple of weeks and then ring to say that they have found somewhere cheaper/better/whatever and won't be moving in?
I know that if they pay the first weeks rent and bond in advance, I can't rent it to anyone else, but is it legitimate for me to ask for a 'deposit', which will become bond/rent, during their notice period.
