Hello there <first post> we're just about to put an offer in on a house (first time buyers) that is an large old woodern villa - 4 bedroom + sunroom. We're getting a builder through first but are just after general costs to rewire/replumb a house as described above. We're a little green in this area and would love any direction at all.

You are looking at a minimum of $3000 for a rewire job at least.
Don'y know about a replumbing job though.

Also, if the house was built prior to 1935 it would pay to check with your insurance company about implications both prior to and during the work. Finding insurance for an old house that has not been rewired can be difficult.
Had a client call from overseas recently - had just purchased two properties built in 1925. Neither house had been relined/repiled/replumbed/reroofed or rewired. Could have worked around the other four but had to decline because of the wiring.

It all depends on the condition and type of wiring, fuse board and electrical fittings etc. If you have any doubt the best way to go forward would be to have your wiring inspected by a registered electrician. They can then check the condition of your wiring and advise the correct course of action.

BIGTEE is right, the safest way to determine whether or not you need to re-wire is to get a registered electrician in to inspect the wiring, don't take chances by getting a bodgie to look at it.
No it wont' make it any easier to re-wire while the roof is being replaced in fact I'm sure the electrician would prefer to wait till it's been replaced.

My colleague was an electrician. And 7 years ago it cost him $5000 in materials to rewire a villa. He did have a few fancy switches though. Labour was free.
I would suggest it will cost close to $5000 to pay someone. Pick up the phone an call a couple of electricians and ask them for a ball park figure.
Cost of materials are very high at the moment.How do you eat an Elephant?
