  • EPIDEMIC of the great UNWASHED and UNHOUSABLE tenancy applications - no one wants.

    Let me make it clear we do not have so much a housing crisis - we have a crisis of epidemic proportion of dysfunctional and unhousable tenants.

    The last few weeks i have had a 3 bedroom house advertised on TradeMe in the East Auckland area and the number of chronic desperate people out there applying is phenomenal.

    So many applications from people on WINZ benefits that are living in desperate circumstances - but you have to ask how did they get there in the first place?

    Many are just trying to escape from high crime crappy housing areas , others are ringing me from emergency housing situations .
    I had one yesterday ring me from a hotel in Mangere where she informed me WINZ are paying her to stay there at $1500pw , she has a baby and another one on the way and previously was living in her mothers lounge.

    Gosh what is happening to Cindy's great socialism dream. I keep an open mind and tell her if she emails me I'll forward an application form - she never bothers.
    Maybe it was because i told her that Cindy's "no cause termination notices disallowed " are actually keeping her in desperate circumstances as it makes it just that much harder to feel benevolence towards some folk, take them onboard, give them a chance and then get stung .

    Talk about giving people a chance , show an act of ""be kind"" our great leader preaches , just a few days ago i received a tenancy application from two brothers , they viewed the place and both really liked it, they both had good jobs too . Dutifully one filled in the application form , "clean credit" was a no go . Upon further elaboration it appeared he had at least taken responsibility and admitted regret for ignoring letter demands from the companies he owed money too. It was still a no from me , but a few days later he inquired again and asked nicely "Please, ""be kind"" i will guarantee you a 100% to always pay the rent" . It sounded genuine , heartfelt even. I milled over what he had told me and that his other brother did have a good credit rating ,and had provided a landlord reference which i rang to check . His landlady confirmed he was a good tenant paid his rent on time , no parties and kept the house clean plus she would welcome him back anytime. Sounds great i thought and i was about ready to ""be kind"" , just about ready to hit the send email of acceptance when i thought , hang on maybe i should check the "clean credit" of the other brother .So i did , OMG what a shock , 7 defaults , two currently active for a debt of over 5k and another had gone to court. Phew , certainly pays to check..No thanks to Cindy.

      Do you think that's a basic flaw with expecting the private sector to take over the supply of housing?

      Who's idea was it that private landlords would be able to take over that entire social function?

      Please, name names.
      It's nice to know who was how much of a fool.

      Was it a full error, a part error, and how should it have been done?
      (Remember in a large free society, you are ALWAYS going to get individuals who make the wrong choices in youth, and develop bad habits).


      And;

      Don't forget, the IMPORTING of thousands of people, from OTHER PLACES, to fill the existing houses.
      That causes a supply demand IMBALANCE.
      That in turn causes the prices to get way OUT OF STEP with income, and makes it so easy to have credit fails.

      So who's idea was it to import lots of extra people, and never once considered the IMPACT on infrastructure.
      Who had their beady little eyes firmly set on the short term DOLLARS they would get,??? hmmmm?

      It seem like a breathtaking level of stupidity.
      Doesn't it?

        Being prevented by stupid laws from not giving a reason for terminating tenancies is one thing.

        However, all LLs should now be giving the reason why tenancy applications are declined.

        The residential rental policies of socialist Cindy et al mean that your application was declined.


        Please pass that information on to your local MP.

        And communicate that to FarGoneBoy, the gummint munster who caused all this.

                If that's a "police check," how do you achieve it?

                Or must the applicant apply for it and provide it to you?

                  we now start all our rental adverts with the following:

                  Due to newly introduced government regulations a written reference from current and previous landlords is required as part of the application for this property. No applications will be considered without written references..
                  We have seen a marked decrease in enquiries about the property. It is no different in price/quality/location as the ads run only weeks earlier but with the explicit warning that references are required we no longer get as many requests to view/move in tomorrow.

                  It makes me wonder if those in emergency housing are tasked with applying for a certain no. of houses to keep their emergency housing status

                    People in emergency accommodation are required to show they are making an effort to house themselves. So if they can produce evidence they have tried but failed they stay in emergency housing and stay on the social housing waiting list. And social housing is the #1 aim. I doubt WINZ do much checking other than collecting info from their clients

                        Right. I had wondered if you'd gained approved agency status.

                          I have had the same amount of applicants from WINZ.

                            An update in the search for a tenant.

                            Just the last couple of weeks I have again experienced more lying and deception out there.

                            The most recent example a woman on a WINZ benefit with 2 young children came to a viewing and introduced me her companion she claimed to be her brother who was to move in with her but she did not want him listed on her tenancy application or agreement. Turns out the so called brother was her boyfriend and father of the kids. Claiming $950pw from yours truly, the taxpayer illegitimately. Amazing how Facebook can come in handy for determining these things.

                            Another application from a Vietnamese woman who gave a bogus landlords contact number and no evidence of salaried funds to support her rent payments . Her tenancy record trail mysteriously disappearing for one whole year, claiming she went back to Vietnam so her 4 year old son could learn Vietnamese. Drug runner? 😅 I have no idea. Skip.

                            Interestingly I've had 3 separate applications from folks who were only wanting to sign up for 6 month terms as they had sold their house and were speculating to buy again in 6 months time when they felt the property market will drop drastically. Crystal ball anyone?
                            Anyway 6 months isn't long enough to have to then do this all over again, so I said no.

                            On second thoughts maybe I would have been better to sign them up under this present experience of a raft of nightmarish applicants?

                              Have had 28 apply recently in a relatively nice home, Id say 2 were suitable! The rest were below par, all the good tenants are either staying put or buying their own homes.

                              So many people who depend on the state are looking to the private sector, good if you can find a good one, but is it worth the risk?
