Hi,

Does anyone know approx. how much it costs to do fire separation and soundproofing, in an existing downstairs area to convert to minor dwelling?

It's in West Auckland SHZ, most of the other stuff is in place and consented. It's approx 80sqm floor space (half of which is directly below the upstairs and the rest is protruding. Understand there will also be some level of development contribution.

Approx. $180-200k from what we have worked out.

This is assuming a full rebuild of your downstairs, i.e. new kitchen, bathroom, floors, windows etc.

Its an exercise where most people will underestimate how much work there is to do, however, it still gives a good return if you pull it off, i.e. 3 bedroom, 1 bathroom setup will probably get you $550+ per week, so approx. 14% gross yield.
