Would someone be able to advise me on the required format (if any) for a 14 day notice for non payment of rent in case I have to apply for a termination?
I have a tenant (family) who despite being otherwise the perfect tenants are constantly late with rent. They always pay it eventually, usually within a week to ten days of falling into arrears. Typically I send them a letter addressed to WINZ and they get a grant and all is well. That's happened 8 times in the last 12 months. The rent is at the absolute upper limit of what they can afford and my concern is that at some point they will fall behind to a point they can't recover from so I've decided to start issuing a 14 day notice every time with the WINZ letter in case things go south, however as I've never had to issue one before I just thought I'd check to make sure I'm writing notices which are actually enforceable.
