Looking at a property for sale in south Auckland, the title says 822 sqm, but the records on the council website say 722sqm. Is what stated on the title always the correct figure?

I have seen Council records wrong and title records wrong so I would not rely on one being more likely being correct over the other. A 100m? diff could be that some land has been taken, say for road, and the title had not been updated. This could be from years ago. However the Council's mapping system should reflect the LINZ GIS dataset. Have you looked at the title plan, and does it reflect the Council data? Also the Council may be able to tell you if land was taken for a pubic purpose in the past from their records.
