Doubt they would be moving back for the money, its a know fact kiwis abroad earn well above what we do here, be purely for lifestyle and to retire. Closest comparison we have here would be pacific islanders moving back to the mother land. Cant see that happening in great numbers either."DEBT BECOMES IRRELEVANT WITH INFLATION".

The New Zealand Superannuation and Retirement Income (Fair Residency) Amendment Bill increases residency requirements for NZ Super including for NZers returning though not from all countries. It has been drawn from the Members Ballot but not on the radar yet and cannot be finalised before this year's election anyway. Looks like it could have enough votes to pass into law on current votes but obviously depends on the election result.
Quite likely many impacted expats are well aware and that might influence their decision to come home.

Imagine being an unemployed kiwi in Australia, where there is recession, virus, no free health care, no social security and looking at your homeland where there are jobs, free health care, social security, no virus and saying "why would I go home?"

The subsidy keeps jobs and business afloat till.................... oh yea, about election time, thats weird, what a coincidence.
When unemployment rises, business go under, GDP is down, business shed a few jobs, rents go down due to air BNBs converted to rentals.
Lets see then what the market does.
At the moment its under zero pressure with Lockdown putting a lot of transactions on hold, and then pent up demand being released from L2.
Fair enough NZ folk are returning, but its certainly not the 70k PA population growth we had just before L4 came in.

Plus being forced to come home and unexpectedly too may just be the crowd of returning expats that don't have any savings, nor a house to sell so without a job when they arrive, what are they going to do when they get here? Live with mum and dad, who have to make their wage or super go stretch that bit further. Fingers crossed we get a sway of internationals with deep pockets keen to set up shop and house here and then take on these returning kiwis.
cheers,

checkout the twitter post below---chart to only 2016 but as we know last 4yrs have been a real blow off top I have seen local land prices more than double over this period..
Be FEARFUL when others are GREEDY and NZD'er have been so very Greedy est. RES. property last few years

Watch as Western countries compete for the unenviable position of having had the largest increase in real house prices since 1980.
This is a race no one wants to win, particularly if they can't back it up with equally rampant increases in wages or quality of their housing stock.

^^ Yes agree, if they're in a job why would you come back! If you're not in a job - would a business choose a Kiwi over an Aussie for the role?
I read a very interesting article on how discriminatory Aussies are with everyone including 'backpackers'.
Even for a white backpacker there's a lot of racism.....
Personally I don't see the attraction of Aussie - albeit I have lived there a couple of times - for a year in my early twenties and 6.5 years in my mid thirties and both times I used it as a halfway house.
In my early twenties Aussie got me ready for the UK where I stayed for 10 years and on the return - Aussie got me ready for NZ.
