    Kia Ora

    We have a property on our crosslease which seems to have been abandoned following the death of the owner. I know it has been inherited by a family member and that it has a mortgage on it.

    Three years down the line it has a leaky roof etc and I'm concerned about our ability to sell if we want too.

    Does anyone have any advice?

    There are likely clauses in the lease that mean the owners must keep the property maintained but you would need a lawyer to do it that way. The mortgage must be being paid otherwise surely it would have been put up for mortgagee sale. Personally I would track down the owner through an owner and try and buy it a significant discount.
