    Maybe.

    But we have to remember that the definition of electoral stupidity is re-electing the same people and expecting the result to be better.

      What is good for LLs isn't necessarily good for the country but I understand that this is a property investment forum.
      I look broader than one faction when looking for who to vote for - broader than LLs and not just 'what's in it for me'.
      But I have put my prediction out there - we'll see in September what happens.

        It need not be seen as quite so self-centric. The ecology of the country's economy is always affected - one way or another - by changes in one place. An example might be the potential closure of the Tiwai Aluminium smelter. Bad for Invercargill, but there might then be surplus supply to charge any private car e-vehicle fleet, reduced imported vehicle fuel costs, reduced pollution . . . .

        If private LL conditions are made Draconian, property owners sell-up, tenants are displaced, the housing shortage exacerbated, higher demand for gummint social housing, land, buildings, state borrowings increase to fund it all, higher taxes, overseas funds deficit increase . . .

        On and on such inter-twined trends might go.

          Glad to see Collins counter the Green war on LLs

          About 290,000 voting residential LLs should welcome National leader Judith Collins' confirmation that she would tear up the new tenancy standards and law, Tenancies War spokesman Mike Butler said today.

          National has labelled the new measures "LL bashing" and promised a regulation bonfire in which, if elected, they would roll back all the Coalition Government's measures except for rules around insulation standards

          The changes to tenancy law and standards were sold as caring, but few were aware that some politicians want to drive private residential LLs out of business, Mr Butler said.

          Green Party co-leader Marama Davidson said during the second reading of the Residential Tenancies Amendment Bill: "We absolutely do need to and have been ramping up the provision of public housing. In this not even three years yet, in this term alone of Government, we have built more public and State homes than any term of Government has since the 1970s, and that is what will help to mitigate the availability and the incentive for property owners to move on and to get out of owning property for rental purposes."

          Davidson confirmed that the Green Party does not want private LLs to help ease a current rental property shortage and prefers vastly extending government-owned housing ghettoes, Mr Butler said.

          With a Green MP chairing the select committee considering the Residential Tenancies Amendment Bill, and a Labour-Green majority in Parliament, we were only ever going to get policy in which agenda and politics trump evidence, Mr Butler said.

          You don't need a $3000 heat pump to heat a small lounge to above 18C, and the Residential Tenancies (Smoke Alarms and Insulation) Regulations 2016 already provides for the optimum level of insulation (see attached), he said.

          And most people know that you do have to open the windows to air out your home so that it doesn't get damp and mouldy, he said.

          The Labour-Green mantra invoking cold, damp homes diverts attention from the reality that for nine months of the year the New Zealand climate is warm or hot and it is only for the three months of winter that a heater or fire might be needed.

          Alleged advice by Andrew King of the NZ Property Investors Federation to wait for the election result before spending thousands on heating and insulation that may not be required is just common sense even though King claims he was misquoted, he said.

          This political war on LLs has reduced the availability of housing and hiked rents, hurting the people that the Labour/Green parties pretend to protect - those who rent their homes, Mr Butler said.

          Any LL considering voting for any political party of this Coalition Government - particularly the socio-commie-pseudo-greens-party must have rocks in their head.



          Stop the War on Tenancies is a group that since October 2018 has been highlighting the failure by the Government to create sound policy and law for residential rental property. Much policy has only increased rents and disadvantaged both tenants and owners.

            Great post Perry and Mike Butler is on the mark in regard to this as he is on Treaty issues too.

            This is the most stupid government we have had and its all because of the socialist-commie way of thinking.

            The greatest victims in all the absurd legislation's rolled out by Jacinda are the tenants, as it actually hurts the very people at the bottom i.e the great unwashed and unhousable

            Landlords simply recover the costs of these anti-landlord measures by raising rents and saying no to any tenant application that looks anything but excellent.

                ACT's stand against war on landlords welcomed

                ACT's promise to reverse this year's Residential Tenancies Act changes and temporarily prohibit new regulations is welcome, Tenancies War spokesman Mike Butler said today.

                ACT leader David Seymour said: "I've seen some stupid policy before but it's hard to exaggerate the stupidity of Labour's law changes. They've directly disadvantaged the very people they were trying to help. We need to stop the stampede of LLs leaving the residential tenancy market."

                Mr Butler said that rental property owners must have restored to them their property rights which includes the right to expect rent paid as agreed, the right to expect respectful behaviour, and the right to end tenancies if they so wish.

                Under the current law, if a tenancy goes off the rails the owner and the Tenancy Tribunal are so tied up with red tape that issues will take months to resolve, if at all, Mr Butler said.

                The regulations on insulation, heating, ventilation, and moisture would function better as guidelines rather than excuses for massive fines against LLs, he said.

                The requirement for extra insulation above the 2016 standard is not based on evidence and the only impediment to heating is not the availability of heaters, it is the cost of electricity and the consequent lack of willingness of tenants to use heaters, he said.

                ACT joins the National Party in offering relief for rental property owners who have been treated as scapegoats for years, Mr Butler said.

                The Green Party has promised a rental property warrant of fitness, checks on all properties before sale for health and safety, and a review of the building code for warmth and dryness.

                The Greens have openly stated that they want to drive Mum and Dad LLs out of the market. They want to replace 540,000 existing private rentals with European-style apartment complexes in which tenants provide stoves, cabinets, curtains, and carpets.

                Labour policy adds nothing to its changes to residential tenancy law and standards. Neither does it boast about it. Labour prefers to promise 8000 more public and transitional housing units and work on its homelessness action plan.

                NZ First and New Conservatives were silent on rental property.

                New Zealand's 290,000 residential rental property owners must use their two votes in this election to defend their property rights, Mr Butler said.

                      Quite so. But if the 'private economy' collapsed, there would be no public service economy.
                      Robertson is proceeding on the basis of well-informed self-interest. Not benevolent charity.

                      I agree that some parts will not survive. Less sure about "a lot," though.

                      Chatting to my brother is Queensland last night and we speculated on what our worlds would look like, a year from now.

                      Ten days ago, I was chatting with a potential supplier in Connecticut. He said he'd supply it gratis if - for a year or three - I would send comrade socialist Cindy to USA. I suggested that he be wary of what he was asking for.

                              A waiting list of 20,000 proves Govt failure


                              A state-house waiting list that ballooned from 5844 to 20,000 in three years (an increase of over 14,000) is all the evidence anyone needs that the Labour-led coalition government's residential rental property policy has been a massive, utter and total failure, Tenancies War spokesman Mike Butler said today.

                              If housing was in crisis in 2017, as Labour / Green politicians would have had you believe, look at what happened and what they did when they were in control, Mr Butler said.

                              An ill-conceived compliance regime for rental properties has added massive costs to each tenancy, he said.

                              Self-defeating changes to tenancy law have further mired the management of residential rental property in red tape that means it will take months to sort out problems to do with unpaid rent and anti-social behaviour, he said.

                              Massive fines that could total $100,000 have turned the residential rental business into a very risky compliance nightmare and the government is making lame excuses for its collective lack of common sense, he said.

                              The Labour-led coalition government was warned (by it's own departmental policy advisers as well as property investors) that ill-conceived changes to tenancy law and standards would hurt the very people the government said it was trying to help, by reducing supply and increasing rent costs.

                              That is exactly what has happened, creating a gut-wrenching new normal for tens of thousands of home renters nationwide, Mr Butler said.

                              New Zealand's 290,000 residential rental property owners must use their two votes in this election to bring some sanity back to the business of owning and managing rental homes, Mr Butler said.

                                Boycott Barfoots over naive support for costly standards for tenants & LLs

                                Real Estate Agency Barfoot and Thompson has called on the National Party to abandon it's plan - if elected - to scrap punitive extra residential rental standards. "Rental property owners should boycott Barfoot and Thompson as a consequence," Tenancies War spokesman Mike Butler said today.

                                Barfoot and Thompson director Kiri Barfoot has co-signed a letter with the Asthma and Respiratory Foundation, the Hutt Valley District Health Board, Community Housing Aotearoa, NZ Green Building Council, and university researchers, urging National leader Judith Collins to back the new standards.                                 "Barfoot's position is - at best - naive," Mr Butler said. "Kiri should provide the evidence that shows extra insulation, a heater, two extractor fans, and a moisture barrier in 540,000 rentals will keep 700,000 New Zealanders with respiratory disease out of hospital, he said.

                                "How about the 1.1 million owner-occupied homes that are not required to meet the standards?" he asked.

                                "The only evidence that the Government presented to launch their healthy home guarantee standards was a one-sentence assertion about housing and hospitalisation in a book jointly written by a pro-Labour academic, an economist, and a Salvation Army spokesman," Mr Butler said.

                                "Besides, what will Barfoot and Thompson say when all the extra insulation and heaters have been installed, rents have gone up and respiratory disease sufferers are still spending time in hospital," Mr Butler said?

                                "Barfoot's support for the costly and unnecessary compliance standards is actually deepening a problem for both owners and their tenants. Whether or not they turn on the heat pumps, tenants will have to foot the bill for their installation through higher rents," Mr Butler said.

                                "There have been rental property standards in New Zealand since 1947 and the only real merit in recent changes was the insulation standard introduced in 2016 through the Residential Tenancies (Smoke Alarms and Insulation) Regulations," he said.

                                "Real estate companies such as Barfoot and Thompson make their money out of property owners by selling properties and managing rentals. They don't face the costs imposed by Labour's fraught requirements. Instead, they make money out of residential rental owners by managing government compliance requirements," Mr Butler said.

                                "If a property manager I employed was lobbying a political party to increase my compliance costs for no sound reason I'd be outraged and take my business elsewhere," Mr Butler said.

                                "New Zealand's 290,000 residential rental property owners should remind real estate companies where much of their income is coming from, and cross Barfoot and Thompson off their prospective property manager list," Mr Butler said.


                                Stop the War on Tenancies is a group that since October 2018 has been highlighting the failure by the Government to create sound and workable policy and law for residential rental property.
