Has anyone had any luck with the banks permitting repayments off loans that are fixed (with no break penalties) ?
I have a couple of loans sitting at 3.84 % & 3.8% that I like to repay from a floating 3.23% commercial loan and from surplus cash flow.

It will all depend on your loan agreement, most fixed loans allow for 5% extra to be paid off annually before they attract penalties.

Is that with commercial or residental loans ?

I've no experience in commercial loans, should be in the loan docs though.
