I'm currently looking at a leaky build with the goal of demolishing down to the foundations / retaining walls and rebuilding. Does anyone have any experience with the challenges of this (especially with council)?

Rebuilding on existing foundations

I'm assuming you're talking about a timber framed house?
If you're looking at building the same structure as before (ie same location of load bearing walls etc), then technically yes you should be able to do it. It wouldn't be considered a new building though, since the foundation is existing. Assuming that the foundation is not too old and the soil is good. If you want to build a complete new building on a 1920s foundation on liquefiable soil then council probably wouldn't let you do it.

Yes - we did it last year however most of our foundations were near new or new. There's no one template for it - condition of your foundations is the starting point. All going well though you'll get a new home.

What type of foundation is it and what part of the country is property located? Many of the slab foundations in Christchurch post earthquake were found to have no mesh in them despite Council plans saying there was. Same thing happened here in Auckland, mesh being removed post inspection.
What in on the Council file with regard to its construction?
