    Default Selling - hows, whys, whens, pros, cons.

    If you're a PI who's been a seller in recent times, or you are now, what's been your experiences - good, bad and indifferent?

    How much has the Internet changed things for PIs who are sellers? Trademe is one obvious example. Who's used it?

    REAs do seem to come in for a lot of flak, generally, and on these forums as well. Some deserved and some victims of the subsequent they're all the same stereo-typing.

    Presuming my recollection is right, having been in the game once, David has often defended REAs against some nit-picky finger-pointing, hereabouts.

    Is there really such a thing as, this place will sell itself! (So no agent required.)

    i just sold a rental, the agent was great, charged a flat fee of 10k

    So the idea of any sort of DIY / TradeMe / whatever was not for you?

    Why?

    Good experience with that agent in the past?

    Is a flat fee now 'normal?'

    Or - for some reason - did you get a 'special deal?'

    he was a friend of my nephew and had sold a couple of houses around the family, suppose it was a bit of a family deal and i couldnt be bothered with the hassle of selling it, have sold 2 privately though

    Hi Perry. We sold a rental (down country) recently. Access was the biggest issue for us and therefore went down the RE agent route. The support was excellent and I think better than I would expect in Auckland. It was a rental and was always going to be sold to a PI so price was yield based and sold relatively quickly. Agents handled/ paid for all advertising incl TM listing. Very happy with the result. Will likely do the same again soon.

    I wondered how may sales like yours are to another PI?

    And how many to an owner-occupier?

    Over the last 18 months we sold 3 rentals through REA and all went to owner-occupiers

    mine was a fully renovated 4 bedder in a good family area, brick,gas hot water, brand new carpet, large flat fenced section, big new sundeck, 70 groups through, all offers from first home buyers, was a record price for the street
