Vetting Strategies - How to find out who tenants truly are?
My number 1 follows Perrys suggestion. After 15 years of vetting tenants is never listen to a story of why someone needs a house. Always pick the solid employed earner with verifiable tenancy and employment record. (WINZ problems soon become your problem almost without exception)
So how to tell them that without being discrimantory exactly?

You will generally get a truer picture as the current one may not want them to go, thereby providing untrue negative commentary about their tenancy or may want them to move out as quickly as possible and give a glowing review.
