Fixed Term Tenancy

We have a fixed term tenancy due to end on 30 Jan 2020. As the LL we do NOT wish to renew the tenancy, when do we make our intentions clear? Is it between 90 days and 21 days before the end? And is that working days or just normal days before the end?

Your assumptions on the number of days is correct. However, ensure it is calendar days and be aware of notice periods if you are leaving it until the last minute to notify the tenants.
