After 10 years of renting after a divorce, I can finally afford to get back on the property ladder, using my kiwisaver. Ideally I want to buy a house to live in for a few years, and then use it as a rental so I can buy another. The thing is, i don't know what the best way to go is. I am limited to about $300k and looking in chch. Im not sure whether to get something that needs some work, or something that has already been done. With the amount im looking at I know I will be looking in the older parts of town or the east side. Ideally I want a stand alone house 2 or 3 bed, and Ideally a double garage. Im all very new to this, but I want to get ahead. I have seen a house in Linwood that has everything im looking for, but needs new kitchen and bath which doesn't worry me, will also need new carpet. It came with a building report and it is showing some dampness in the window sills in the bathroom and toilet, the floor is uneven, but can't feel it when walking on it, also will need new guttering, and the wood under the eves is rotten in parts. Its a 3 bed, and double garage, brick house with aluminum windows, and good sized section. Im just so confused,I would really appreciate some help to steer me in the right direction. Thanks.

Hi confusedblonde and welcome to the forums.
Would you able to insure it? I'd get my own building inspection done - and see if more detail can be provided on it's structural condition.
cheers,
