Tenant Just Ignored Any Contact by Me

The Tenant has pretty much got the whole living area carpet with pinky stains and one wall drawn with some randomly stuff by one of the kids.

After inspection, they agreed to get the carpet cleaned and wall fixed themselves. This is dragged along for a month and finally they rented a rug doctor to clean but no way the stains can be cleaned. And they put some random white paint on wall saying it is a builder doing it just not yet finished. Then they say if I can recommend them a carpet cleaner which I did. And they also mention that they can replace it at the end if I can tell them how much so they can start saving for that.

But after that, they don't reply to me any more: email, phone or message. Nothing. It's now about another month. So far they are still paying the rent. What do you do if it were you. Please help

What do you do if it were you. Please help

1) issue a 14 day notice that repairs are to be done to a tradesman like manor.
2) the tenants are not to do repairs themselves
3) upon the expiry of the 14 day notice apply to the TT for a works order.
4) depending upon the type of tenancy and length of time in the tenancy.
a) put the rent up
b) terminate the tenancy
5) read this site voraciously
