    Default New rental - how to treat carpet cleaning and roof repairs for tax purposes?

    Hello All,

    I have recently started renting my house out (using an agent, as I'll be overseas).

    Two statements, with a question regarding both of them following:


    1. I had the carpets professionally cleaned the day before the tenancy started.
    2. A section of the roof needs some work done to make sure it stays watertight. This work will take place (shortly) after the tenancy has started.


    Question: Are either of these tax deductible as far as the tenancy is concerned.

    My opinion.

    Yes - both. (The gross amount you pay in each case.)
