Hi Guys, New here and not a property investor as such but have bought and sold a few properties over the years
I have made a conditional offer on a house in the far north region - up past Kerikeri. Have since had access to the property file and there is no records of the house build , plans etc besides a single 1 page copy of a building permit for a "residence" This is a 1960's built 2 bedroom batch and although there is plenty of consent / permit files reference a garage build and car parking platform there is basically nil on the house itself. I know the lounge has been extended and a large deck has also been built - probably many years ago - but again no records of either in the council property file.
I have requested a LIM via my solicitor but doubt any info that i haven't already seen will be on it to make me more confident in the purchase.
I also understand that getting a retrospective Cert of Acceptance is not viable as built pre 1992.
Anyone have any suggestions on if I proceed or should be staying away from closing on this place???
Anyone had similar issues with properties in the far north or dealings with the FNDC?
