I’d greatly value your expert advice on buying properties that has had some “cowboy DIY” performed.
By that I mean, I’m investigating opportunities in buying a property (Definitely under CV) that is located at a great location, which has had some unconsented work done.
This property has an adjoined garage (Consented and a part of the original built) that has the same external cladding as the rest of the property, although it may be about 2 feet lower than the height of the original property), This garage did not have internal access originally.
Unconsented work performed:
And has left everything else as it is.
If I decide to go ahead, I plan on getting a building report done, however not quite sure whether :
** Also your experiences/ advises on converting the garage to an additional bedroom ( What to look out for, legislation, personal to get involved for the process etc )
My apologies for long winding message, just that I wanted to give you all relevant information, so that your advises to me will be more accurate .

- So the current owner has tunneled through 2 wardrobes to make internal access to garage (By making a doorway through the shared internal wall of the house and garage)
- Walled off the roller door for the garage.
- Partitioned garage in to 2 areas.
And has left everything else as it is.
- He has agreed to tear down the partitions and the wall covering garage door ( Essentially revert that space back to a garage )
- But has not comment on whether he will revert the passageway ( Made to create internal access to garage ) back to wardrobe space and repair the doorway made back to it’s original status. (Ideally I would like to keep this if it is possible at all, legally allowed )
If I decide to go ahead, I plan on getting a building report done, however not quite sure whether :
- Building report will cover future options available, and best course of action ( either to make the garage an additional bedroom or reverting back to original status )
- What sort of a builder/ engineer / inspector would I need to obtain such information , Obtaining a safe and sanitary report , retrospectively getting the work done consented etc. ( Most suitable – cost wise /hassle free path to take )
- Would scenarios’ as I explained above cause any issues when it comes to financing ( in getting a registered valuation, Insurance etc )
- If so, If I’m able to make it work, how could I get around to getting bank approving finance to purchase the property.
