  • Royal Oak retail shops questions

    Hi,

    Just recently found that lots of shops/retails for sales at Royal oak center (691 Manukau rd)
    I am interested in a retail shop there, but seems a lot of owners want out, big and small
    is there anything bad happening that I dont know of?
    anybody know?

    Lots of reasons, personal circumstances, baby boomers selling up ,
    Digital presence ,
    retail is tough industry , upcoming recession?

      The body corp fees at these places can be very high.

      I'd expect them to be around $30k to $50k per annum for a small shop.

        If lots for sale then your concerns are likely reasonable - saw something similar in retail on Great Sth Rd a couple of years back - then realised 2 issues - 1) retail is suffering and 2) a larger mall was opening close by - decided to walk away.

          I notice on one of the ads it says:
          • 71% NBS (seismic rating)

          Now, some corporate type places won't lease a place at that level. It'd actually be totally safe, but they have policies which say "Only lease over 80%" or whatever.
