Great news Nick - this is a big deal. We’re about 50 days into our RC application to build (relocate) a 3br and a 2 br which will become a 5br and a 6br. Apparently no rush for more housing.
With these delays we’ve decided to pack up the family and head overseas for a year so these 11 bedrooms can wait.
Wow. Did council respond to your polite enquiries?
Where are you going? Gap year in Aus? Gonna renovate your joint while away?

I was speechless. It's my second go at a RC for that property. Maybe they took pity on me and decided 2 x draftsman fees, council fees etc was enough blood to extract.

I rang on day 12 to see the progress to deliver by the legislated day 20. The short and non customer focused response was I was 6th in the queue. I asked for confirmation it would be delivered by day 20 with no commitments just reiteration of the no. In the queue.
They don’t seem too concerned. They might be when I claim the legislated 1%/day discount for being late.
It is also a key driver for my decision to pack up and head overseas for a while. I don’t need any more houses but if council aren’t interested in helping me provide new high quality rentals I’m not going to fight them on it.
Last year Porirua did 15 - 20 infill houses. I did 5 of them, some friends of mine did another 5 so when half are done by only 3 ppl you’d think pissing them off would not be smart business.
I had a closer look at rental vacancies for this very high demand suburb. On the face of it there are 35 but looking closer it is actually 15. The other listings are boarding house / lodge rooms or not available until 2019.
A good friend runs two large Quinovics in Wellington, the ones that don't do stupid advertising. He has said that the number of flats turning over has halved each year for the last 3.
Another colleague is having the same issues I had trying to add more dwellings. He's being asked to add carparking for a rental in Kelburn 200m from the university where the house is up a large bank. 6 bedroom house, so assuming couples etc probably housing for 6-8 people. Nobody needs a carpark there. He's just ponied up for a parking survey and formal traffic assessment. I have done the same in the past and the WCC from their ivory throne declined to consider it, after they had requested it.
It is easy to moan but what really needs to happen is a serious re-look at the district plan.
