certainly you can make a contract with an expert who knows more than you
perhaps you can challenge the validity of the contract
and maybe win
if you can prove the advantage was out-sized and the special knowledge unique
but considering mortgages are contracts where banks have many advantages and use experts with special knowledge to ensure their lending risk is minimized
good luck getting a judge to dissolve a mortgage contract on those grounds
likewise, a LL or property manager is in an advantaged position and uses the special knowledge of experts to ensure the risk of leasing a property to a tenant, both commercial + residential, is minimized
the whole argument that housing in nz is somehow a "special" case and needs to be taken over by gov. to provide better outcomes is extremely questionable
no one wants gov. to take over food production and distribution as international attempts to do so have always led to worse outcomes and/or famine
