  • No CCC whoops! But do buyers care?

    Hi All,

    How many buyers are aware a property should have a CCC for alterations etc? Homeowners do add-ons without one and probably don't believe it will harm a future sale. So I wonder if buyers know of it or even care especially if the add-on looks well built and offers an extra room for friends staying over etc.

    I wonder when it matters to have one and when it doesn't - anyone had any experience with selling a property with no CCC on a large shed (could be used as a bedroom)?

    Bought many without CCC - they're glaringly obvious when a consent has been applied for and granted but the work not signed off. This situation allows you to lower price and buy a bargain.

    Much harder if it work has been done that should have BC but was never applied for so unless council records sre detailed its often hard to know if work has been done that requires BC and never got CCC.

      there is no legal requirement to have a CCC (although the act intended this it didnt anticipate councils reticence to issue them)

      owner dont mind but lawyers do and sometimes banks which is a real shame as once a CCC is 10 years old you cant effectively sue council for the work if defects then found. So houses with a CCC may not be better than those without (and that means the same poor condition if not maintained!)
