    It might not be a useless real estate agent, it just be that the vendors expectations are for a higher price than the market is willing to pay. House prices are dropping in Auckland but that doesn't mean that the vendors expectations do as well. That's the job of an agent, condition the vendor, make them aware of where their place sits in the market.
    And just for the record my parents got caught out many years ago, their exclusive listing expired and they had a knock at the door from a buyer some 6 months later who purchased privately. It cost them a trip to court and the agents fees. Agents have the ways and means to find out who purchases a property, they aren't as stupid as you think.
