Has anyone any experience in developing on cross lease land? As I understand you need joint landowners consent to do anything which affects the footprint of existing building, but at what stage is this needed? Is it only needed when applying for the building consent, or are there other times when their input is required?

Look at your x lease agreement. Most require consent from all lease holders for fences and other fixed building works.

I was involved in something my crosslease neighbour did and I was involved in the design process approving all my side viewpoints. I had no involvement in building consents then my only role was to make sure that it was built as per our design agreements.Doug

I knocked back some development my neighbour (at a rental property) had planned as it would of impeded the amount of sun and air flow down the south side of our property resulting in more dampness in the colder months.
Another story.....where we live my neighbours are on a cross lease and one of them did extensive works including extensions etc without seeking consent then when the other neighbour started some works on her side of the fence he jumped up and down and refused it even though there really was no justification for it.
So best not to get too far into the process and incur costs before getting the design etc signed off by the neighbour (see Re@der's reply above). Cross leases work fine until they don't. I pulled out of a deal that would have meant our rental had 6 other cross leasees - imagine trying to get anything done with that many stakeholders!
